Schedule access, bring your contractor, and run your own numbers. Our estimates are a starting point, not a promise.
Step 4: Assign or close
Sign the assignment or purchase agreement, place your deposit with the title company, and close with your own attorney.

How do your deals work?
We put properties under contract directly with owners. Buyers on our list can take over our purchase contract through an assignment, or buy from us after we close. Each deal sheet says which.
Are you acting as my agent?
No. We're a principal in every deal and don't represent buyers. Do your own due diligence, and have your own attorney review every agreement.
What do I need to get on the list?
Your contact information and your buy box. Before we commit a deal to you, expect to show proof of funds or a lender letter.
What kinds of properties do you have?
Mostly single-family and 2–4 family homes across New Jersey and New York City, often needing work. Some mixed-use and small multi-family.
How are deposits handled?
Deposits are held by the title company or closing attorney handling the deal, as set out in the written agreement.
Can I see the property before I commit?
Yes. We schedule access before you sign. Comps and rehab estimates we share are for reference only, so verify everything yourself.
