Are you real estate agents?
No. Nova Property Group is a real estate investment company. We make offers to buy property ourselves. We don't list homes, represent sellers, or charge commissions. We may assign our purchase contract to another buyer or partner with another investor, and we'll tell you that up front.
How do you come up with your offer?
We look at the property's condition and the repairs it needs, recent sales of similar homes nearby, and our costs to own and resell or rent it. We'll walk you through how we got to the number.
Do I need to make repairs or clean out the house?
No. We buy as-is. Take what you want with you, and we'll work out the rest with you before closing.
How fast can you close?
It depends on the title search and your situation. Once title is clear, closings can often happen within a few weeks, or later if you need more time. You choose the date.
Are there any fees or commissions?
You don't pay Nova a commission, because we're the buyer, not an agent. Your written agreement spells out who pays which closing costs, so there are no surprises.
Do I need an attorney?
We recommend it, and most sellers in New Jersey and New York use one. Your attorney can review our agreement before you sign, and we're glad to wait while they do.
